Paint on brick: the most complex situation. If paint is peeling, light sandblasting or application of a specialized chemical stripper is needed. Pressure alone won’t remove paint without damaging joints. Never use a heat gun: risk of air cell explosion in the brick.

Step 1 — Inspection and diagnosis (15-30 min): visual assessment of joints, locating cracks and infiltration zones, identifying stain type, pH testing the surface, identifying brick type (old/modern, porous/dense).

Step 5 — Complete rinsing: remove all chemical residues. Insufficient rinsing leaves white streaks and can damage nearby vegetation.
Step 6 — Final inspection and recommendations: document joint condition, flag any areas needing repointing, recommend a water-repellent sealer if porosity is high.
Recommended frequency by exposure
North-facing or shaded facade (high humidity): cleaning and biocidal treatment every 12-18 months. These facades accumulate algae and mould more quickly.
South-facing or sunny facade: cleaning every 24-36 months. Natural UV slows the growth of biological organisms.
Facade exposed to traffic or urban pollution (busy street, nearby highway): annual cleaning recommended to prevent deep particulate buildup.

Ask for an absorption test: pour a few drops of water on the surface. If absorbed in under 5 minutes, a water repellent is recommended.
